Where exactly is Angeline?+
On the south side of State Road 52 immediately east of the Suncoast Parkway (SR 589, exit 27), in unincorporated Pasco County with Land O' Lakes, FL 34638 mailing addresses. It sits between Shady Hills to the west and Connerton and Bexley to the east and south. Ridge Road, which will eventually connect it straight through to US 41, is not finished until 2027.
What is the CDD fee in Angeline?+
It depends on which of the two districts your lot is in. In North AR-1 of Pasco CDD (Phases 1–4) the FY2027 total is about $2,046 for a townhome, $2,300 for a villa, $2,850 for a 40-foot lot, $3,560–$3,720 for a 50-foot lot and $4,270–$4,430 for a 60-foot lot. In the newer Angeline CDD (Phase 5 onward) it is about $4,700 for a 50-foot lot and $5,600 for a 60-foot lot because only 185 homes are sharing the district's costs so far. It shows up as a non-ad valorem line on the Pasco tax bill. Active listings report $1,550–$2,030 for townhomes, $1,460–$2,290 for villas and $2,150–$3,980 for single-family, so budget from the FY2027 tables above and ask for the exact CDD amount on the listing.
Is there an HOA and a technology fee on top of the CDD?+
The Angeline Master HOA is $325 a quarter (Metro's fee sheet, and what builders list) and that includes the community fiber internet — there is no separate technology fee. Townhomes, villas and the 55+ section pay sub-association dues of roughly $180–$526 a month for exterior and lawn care and their own amenities. The lagoon, when it opens, will charge a one-time initiation fee of $1,200–$2,000 plus tax and a monthly fee that has not been set.
What schools are Angeline homes zoned for?+
For 2026–27 the built phases are zoned Dr. Mary Giella Elementary, Crews Lake Middle and Hudson High — all in Shady Hills and Hudson, west of the Suncoast Parkway. Angeline Academy of Innovation, the 6–12 STEM school inside the community, is application-only through Pasco school choice. Confirm any address on the district's boundary lookup, because the eastern edge of the plat is zoned Connerton Elementary, Pine View Middle and Land O' Lakes High and boundaries will move as the community grows.
How far is Angeline from Tampa International Airport?+
About 25 miles: SR 52 west to the Suncoast Parkway, then south to the Veterans Expressway and the airport exit. Plan on 30–35 minutes outside rush hour and 45 minutes to an hour at peak, plus roughly $7 in round-trip tolls. Use the commute calculator on this page for a live estimate to your own workplace.
Does Angeline flood?+
It is inland, roughly 15 miles from the Gulf and well outside the coastal surge zones that hit Pinellas in 2024, and the CDDs maintain the pond system that drains it. But this is a brand-new plat carved out of wetlands and cypress heads — 3,600 acres of it is preserve for a reason — so FEMA zones vary lot by lot near the ponds and the Cypress Creek corridor. Pull the parcel on FEMA's map or the county's Find My Flood Zone tool and ask for the elevation certificate on any conservation lot.
