Is Asturia in Odessa, Trinity or Tampa?+
Mailing addresses are Odessa, FL 33556, in unincorporated Pasco County. Hines' own property page lists it under Tampa, the middle and high schools are in Trinity, and Starkey Ranch is two miles west on the same road — so you will see all four names attached to it.
What is the CDD fee in Asturia?+
The Asturia Community Development District bills roughly $2,100 (townhome) to $3,400 (65-foot lot) per year as a non-ad valorem line on the Pasco County tax bill. For FY2026 the operations portion was $1,623.62 for a townhome and $1,930.12 for a 55-foot lot, plus $500–$1,350 of debt service depending on which bond series covers your phase. The district has proposed raising operations $124–$239 per lot for FY2027.
Is there an HOA on top of the CDD?+
Yes, but the Property Owners Association is $99 a year and covers management and deed restrictions. Townhomes pay a separate townhome HOA of $265 a month for exterior, roof reserves, grounds and the townhome pool.
What schools are Asturia homes zoned for?+
Odessa Elementary (K-5) on Interlaken Road, Seven Springs Middle (6-8) and J.W. Mitchell High (9-12), both on Little Road in Trinity, for the 2025-26 and published 2026-27 boundaries. Starkey Ranch K-8 next door is not zoned for Asturia. Always confirm by address on the Pasco County Schools lookup tool.
How far is Asturia from Tampa International Airport?+
About 22 miles: a mile east on SR 54 to the Suncoast Parkway, then straight south to the Veterans Expressway and the airport. Figure 30 minutes outside rush hour and 40–45 at peak, plus tolls. Use the commute calculator on this page for a live estimate.
Does Asturia flood?+
It is inland, drained through a pond-and-wetland system the CDD maintains, and every listing we checked was in FEMA flood zone X (minimal risk). It is nowhere near the coastal surge zones that flooded Pinellas in 2024. Still check the FEMA map for the specific parcel — lots that back to the wetlands and boardwalks are the ones to look at closely.
How much of Asturia is apartments?+
A lot, by design. The plan is 550 single-family homes and 118 townhomes against 322 apartments already built at the SR 54 entrance (Lantower Asturia, opened 2018) and 267 more under construction behind the neighborhood (Delmara at Asturia, first units late 2026). That is roughly 47% rental units at buildout. The CDD clubhouse and pool are funded by the assessment on the 668 homeowner lots, not the apartments; ask the amenity manager how access works for renters before you assume the pool is homeowners-only.
How big are the lots, and how noisy is the Suncoast Parkway?+
Lots are 36 to 65 feet wide; a typical single-family lot is 6,600–7,800 square feet and townhome lots are about 2,300. The parkway runs along the community's east boundary, so walk an east-side street at rush hour before you pick a lot; the western and northern streets back to conservation and the Starkey preserve. Pasco County's planned Rangeland Boulevard extension would add a road along the north edge, which is why the CDD is asking for a buffer and sound wall.
