Can I still buy a new-construction home in Bexley?+
No. Brookfield announced the final new home sold in 2025 after nine years of building; Bexley is resale-only now. The same builders are active nearby — D.R. Horton's Westwood townhomes are literally across Ballantrae Boulevard, Angeline is 10 minutes north, and the 2,500-home Verona community starts selling on SR 52 in 2027.
What is the CDD fee in Bexley?+
The Bexley CDD's FY2026-27 assessment is a flat $1,688.91 operations charge on every lot plus Series 2016 bond debt by lot type, for totals of $2,263.91 (townhome) to $3,153.91 (80-foot lot) on the November 2026 tax bill. Del Webb Bexley has its own leaner district: $1,546–$1,971 all-in.
Is there an HOA too, and what does it cost?+
Yes — the amenities are CDD-funded, so the HOA (managed by Rizzetta & Company) covers enforcement and architectural review. Single-family listings report $48–$190 with the billing period unstated in the MLS; townhomes and villas carry maintenance sub-associations of roughly $433–$866 a month; Del Webb Bexley is $530 a month including the Meridian club and yard care.
Is Del Webb Bexley part of the same community?+
It shares the Bexley name, the SR 54/Suncoast location and the Tortolita Boulevard spine, but it is a separate gated 55+ village with its own CDD, its own $530/month HOA, and its own 17,000+ sq ft Meridian clubhouse. All-ages Bexley residents don't use the Meridian, and Del Webb residents don't pay the Bexley CDD.
What schools are Bexley homes zoned for?+
Bexley Elementary (PK–5) inside the community, then Charles S. Rushe Middle and Sunlake High, side by side about two miles east on SR 54. Verify any specific address on Pasco Schools' boundary lookup — the county redraws lines regularly as new schools open.
Should I worry about sinkholes?+
Central Pasco sits on karst limestone with sandy soil, and it is the first thing r/tampa brings up about any Land O' Lakes purchase. Bexley has no unusual public sinkhole history, but a soil-conscious inspection and a conversation about sinkhole/catastrophic ground cover collapse coverage with your insurer are standard practice here, same as the rest of the county.
