Where exactly is Connerton?+

On the east side of US-41 (Land O' Lakes Boulevard) between the Groves and SR 52, about seven miles north of SR 54 in unincorporated Pasco County. Mailing addresses are Land O' Lakes, FL 34637. It borders Lakeshore Ranch, Wilderness Lake Preserve and The Groves, and Conner Preserve wraps its north and east sides.

What is the CDD fee in Connerton?+

There are two districts. Connerton West (Villages 1–2) bills roughly $1,600-$3,200 a year all-in for FY2026–27, with the O&M portion alone at $936-$2,106 depending on lot width. Connerton East (Villages 3–4) bills $1,239 for a townhome, $2,393 for a villa and $2,252-$3,379 for single-family lots, including bond debt. Both appear as non-ad valorem lines on the Pasco tax bill and fund the roads, ponds, lighting and Club Connerton.

Is there an HOA on top of the CDD?+

Yes. The master Connerton Community Association handles deed restrictions and architectural review; most Village 1–2 resales report $261 (per quarter as far as we can tell — confirm with the estoppel). Lennar-era villages have a second association at roughly $60-$140 a month on listings, townhomes run about $258-$328 a month with exterior maintenance, and Gardenia Glen adds its own dues. Residents also report a capital contribution of about half a percent of the sale price at resale.

What schools are Connerton homes zoned for?+

Connerton Elementary inside the community for K-5, Pine View Middle for 6–8 and Land O' Lakes High for 9–12 under the 2026–27 boundaries. Pinecrest Academy Connerton, a tuition-free PreK-6 charter, also sits inside the community. Always confirm by address on the Pasco County Schools boundary map.

How far is Connerton from Tampa International Airport?+

About 23 miles straight-line and roughly 30 driving miles: south on US-41 to SR 54, west to the Suncoast Parkway, then south to the Veterans Expressway. Plan on 40–45 minutes outside rush hour and an hour at peak. Use the commute calculator on this page for a live estimate to your own workplace.

Does Connerton flood?+

It is inland, more than 15 miles from the Gulf and well east of the coastal surge evacuation zones that flooded in 2024, so storm surge is not the risk here. Rain and wetlands are: the community is built around ponds and conservation, and FEMA zones vary lot by lot near the preserve edges and drainage corridors. Check the parcel on Pasco's Find My Flood Zone and evacuation-zone tools and the FEMA map, and ask the seller for an elevation certificate if the lot backs onto conservation.
