Is Longleaf in New Port Richey, Trinity or Odessa?+
Mailing addresses are New Port Richey, FL 34655, in unincorporated Pasco County — but 34655 is the ZIP everyone calls Trinity, listings say 'Longleaf of Trinity', and Odessa (Starkey Ranch) starts across Starkey Boulevard. The MLS files it under New Port Richey, so search that city name.
What is the CDD fee in Longleaf?+
It depends on the lot and the neighborhood. In FY2027 a 50-foot single-family resale in Neighborhoods 1–3 bills $2,797–$2,814 a year and a 60-foot lot $3,285–$3,456, as a non-ad valorem line on the Pasco tax bill; townhomes there pay $886–$1,344. The debt portion on those neighborhoods makes its last payment May 1, 2030, after which only the operations line remains ($1,996.71 for a 50-foot lot, $682.15 for a townhome). Neighborhood 4 new construction carries a 2024 bond through 2054 on top, so those homes bill $1,648 for a Lennar townhome, $3,000 for a 34-foot lot, $4,732 for a 50-foot Primrose lot and $5,717 for a 60-foot Homes by WestBay lot.
Is there an HOA on top of the CDD?+
Yes. The Longleaf Neighborhood Association is $185 a year for single-family homes and enforces the design code through the LARB. Townhomes add a sub-association (about $130–$262 a month depending on the section) for exterior and grounds maintenance, and the Woodlands at Longleaf has its own association.
What schools are Longleaf homes zoned for?+
Longleaf Elementary, inside the neighborhood, for K–5, then River Ridge Middle and River Ridge High in New Port Richey for grades 6–12 on both the 2025–26 and 2026–27 boundary maps. It is not zoned for Seven Springs Middle or J.W. Mitchell High even though they are closer. Confirm any address on the Pasco County Schools lookup tool.
How does a traditional neighborhood development actually live day to day?+
Houses sit close to the sidewalk with full-width porches, garages open onto rear alleys, lots run 34 to 60 feet wide (a few 70- and 100-foot lots), side setbacks are eight feet, and mailboxes are clustered. Alleys are no-parking, guests park on the street, and you cannot keep a boat, trailer or a vehicle over 20 feet on district roads. Golf carts are street-legal. The upside is you can walk to the school, the pool and the tavern; the downside is very little private yard and little room for a pool.
How far is Longleaf from Tampa International Airport?+
About 24 miles via SR 54 and the Suncoast Parkway — typically 30–35 minutes outside rush hour and 45–60 at peak. A 2015 resident put the downtown Tampa drive at 35 minutes leaving at 5:30 am and an hour any other time. Use the commute calculator on this page for a live estimate to your own workplace.
Does Longleaf flood?+
The neighborhood is inland and drained through CDD-maintained ponds; current listings show FEMA zones X and X500 (no mandatory flood insurance) and sellers report staying dry through the 2024 hurricanes. The Anclote River corridor runs through the Starkey preserve to the north, and Neighborhood 4 backs onto wetlands, so check the FEMA map for the specific parcel and ask for the elevation certificate.
Can I rent out a Longleaf home?+
Yes, but minimum lease terms vary by listing — current MLS entries show 'no minimum', one month and one to two years, so pull the LNA deed restrictions and ask the management company before you buy as an investment. The Pioneer Building on Town Avenue also has apartments over the shops if you want to try the neighborhood before buying.
