Is Starkey Ranch in Odessa, Trinity or New Port Richey?+
Mailing addresses are Odessa, FL 33556, in unincorporated Pasco County. It borders Trinity on the west and Longleaf on the east along State Road 54, which is why you will see it described all three ways.
What is the CDD fee in Starkey Ranch?+
The TSR Community Development District bills roughly $3,000–$4,250 per year per home as a non-ad valorem line on the Pasco County tax bill. The FY2025 operations portion alone was $1,836.84 per unit; the rest is debt service on the bonds that built the parks, pools, trails and ponds, and it scales with lot size. On active listings, townhomes run about $3,100–$3,300, most single-family homes $3,350–$3,700, and the largest lots (Whitfield Preserve, Parcel F) $3,900–$4,240. Every listing shows its own CDD amount on the MLS, so ask for the exact figure.
Is there an HOA on top of the CDD?+
Yes, but the master association is only $85 a year. The Village 1 townhomes, Esplanade and Anclote Reserve add their own association dues on top, and Soleta pays its own HOA.
What schools are Starkey Ranch homes zoned for?+
Starkey Ranch K-8, inside the community, for kindergarten through eighth grade, and River Ridge High School in New Port Richey for grades 9–12 (2026–27 boundaries). Always confirm by address on the Pasco County Schools boundary map.
How far is Starkey Ranch from Tampa International Airport?+

Does Starkey Ranch flood?+
The community is inland, well above sea level, and drained through a pond system the CDD maintains, so it is not in the coastal surge zones that affected Pinellas in 2024 — but FEMA flood zones vary lot by lot near the ponds and the Anclote River corridor. Check the FEMA map for the specific parcel and ask for the elevation certificate.
